Income

Verifiable monthly income of at least three times the monthly rent.

1 month

Security deposit

One month's rent, paid in full before move-in.

Application fee

Per adult (18+). Applications are valid for 30 days and transferable to other eligible properties.

Credit & rental history

Acceptable credit without negative rental judgments. Prior evictions or broken leases require a double deposit.

Criminal history

Evaluated case-by-case, in line with Fair Housing Standards.

Pets

Not permitted in multifamily units. Considered individually in single-family homes with a $250 non-refundable pet fee.

Second chances welcome. We accept Section 8, HUD-VASH, and other rental assistance programs, and we work with applicants with lower credit scores or previous lease issues (additional fees may apply). Property holds are limited to 14 days with a non-refundable deposit.

Upload your documents

Include all required documentation with your application — incomplete applications will not be considered.

Move in

Once approved, pay your deposit in full, sign your lease, and pick up your keys. Welcome home.
